It is no more than a couple of miles from the city centre, but some people discard Kennington because ‘it’s outside the ring road’. Well, yes, it is, but you don’t have to touch the ring road to get into central Oxford. There will be some traffic on the way in, sure, but show me a part of Oxford where that isn’t the case.

Kennington has housing to suit every need and financial bracket, from flats and starter homes through to detached houses and bungalows. There are some luxurious and palatial houses, particularly around Bagley Wood Road and west towards Sunningwell, in some cases offering Boars Hill style without the Boars Hill premium.

For those with more modest aspirations, two bedroomed houses in Otters Reach (convenient for the village centre) fetch around £300,000 at the time of writing, a little more for a semi-detached/ extended. At £450 – 500,000 there is usually a good choice of three/ four bedroomed properties in the village.

Why would you choose Kennington? It’s within easy reach of Oxford centre (as previously discussed) and also Abingdon, with regular buses between the two. If you want to get on a train you could avoid the chaos of Oxford and go to Radley instead, around a mile and three quarters away. There’s a well regarded primary school, a couple of nurseries (children – not plants), a pub, a church, a great range of local shops including a recently opened barber, and a postmistress who knows her customers as well as she knows her family.

I probably ought to admit a personal interest, my mother lived in the village for more than a quarter of a century and I lived there too. If I wanted to go into town I never worried about things like timetables, I just went to the bus stop and one came along pretty soon. I went to the pub quiz and met lots of people. I support the local post office (use it or lose it) – although I haven’t tried the barbers yet.
